UK PropTech company Street has launched Cortex, an AI agent platform that lets estate agencies build and deploy autonomous agents within their existing CRM and marketing systems. The platform, priced at £149 per month for basic functionality, went live this week after approximately six months of development, according to Property Industry Eye.
What Cortex Does
Cortex sits on top of Street’s existing CRM and marketing tools (including its Spectre marketing platform) and enables agency staff to configure AI agents using natural language instructions. Agents can be assigned specific tools, permissions, and tasks, then adjusted over time based on performance.
The key distinction from typical AI assistants: Cortex agents execute work independently. According to PropertyWire, the system generates personalized emails to entire client databases simultaneously, processes responses automatically, updates agent records with information extracted from customer emails, and schedules property viewings without human intervention.
“Cortex won’t just help you form an appropriate response to a client email, it will receive, write and reply to it,” said Tom Staff, co-founder of Street, per Property Industry Eye. Staff added that one testing agent said the system “literally changes everything about the way we run our business.”
The system operates exclusively with Street’s CRM platform, creating vendor lock-in but also ensuring deep integration between agent actions and agency data. Agencies can decide whether to disclose to clients that communications originate from an AI system.
The Vertical Agent Builder Pattern
Cortex fits a pattern accelerating across industries: vertical no-code agent builders designed for domain experts rather than engineers. Zapier Agents reached general availability in April 2026 with persistent multi-step memory. ServiceNow, Salesforce, and Google Workspace Studio have all shipped agent builders targeting non-technical users within the past month.
What makes the Street launch notable is the market segment. Estate agencies are small businesses, typically independent or small-chain operations without in-house engineering teams. The £149/month price point positions Cortex as a productivity tool, not an enterprise platform. If a single agent saves one staff member a few hours per week on email triage and viewing scheduling, the ROI math works at SMB budgets.
The broader question is whether these vertical agent builders create meaningful competitive moats or become commodity features. Street’s advantage is its existing CRM data: agents that can read and write to the same system of record where all client, property, and transaction data lives can take more useful actions than standalone tools working from limited context.
Street Group’s co-founders Tom and Heather Staff were included in The Times’ Top 50 most ambitious business leaders list in 2024, per PropertyWire.
